The table is simply the rate multiplied by the NFA, so you can see the order of magnitude. It is not an official price list. The real price of a given unit also depends on its floor, its orientation, its position on the plan and the payment plan you choose, and it excludes the 2% maintenance fund.

Seven ways to pay for the same apartment

Every policy slide in the project file carries the same footnote — «applies per the sales notice in force» — which means the binding numbers are the ones printed on the notice for the phase you buy in. Ask us to send you that notice.
Before you transfer anything
Four things to have in hand before you pay a deposit
- The price sheet for the exact unit you have chosen — stating which area the rate is applied to, whether VAT is included, and the amount of every instalment.
- The sales notice currently in force — the reservation amount, the discounts and the refund conditions all change from phase to phase.
- The Department of Construction’s notice of eligibility to sell off-plan housing — as this page stands, we have not received that document.
- The bank guarantee certificate covering the handover obligation — MB is the project’s financing bank, but a guarantee is a separate document and we have not seen an issued copy.
We write this section out rather than hiding it, because if you buy through us our job is to obtain those documents for you — not to talk you into transferring money a day earlier.
FAQ
Questions about price and payment
Is the 46.88 million VND/m² rate applied to the carpet area or the wall-centre area?
The project file publishes the rate against the standard payment plan but does not state whether it applies to NFA (wall centre) or NSA (carpet). Market practice for Vietnamese apartments is to price the contract on the wall-centre figure. We will confirm it in writing, on the price sheet for your specific unit, before you sign anything.
Does the price include VAT?
The documents we hold do not say whether the rate is VAT-inclusive or VAT-exclusive. That is a 10% swing, so we are not going to guess at it. The per-unit price sheet spells it out, and we send you that sheet before any deposit.
What is the 2% maintenance fund and when is it due?
It is the sinking fund for the common property — by law 2% of the apartment value, paid once and transferred to the building management board’s account. Under every payment plan in this project, the 2% falls due together with the handover instalment.
Which payment plan works out cheapest?
The pay-ahead group (30% / 50% / 70%) is priced off a 12% per year cash-flow rate — the more you pay up front, the lower the all-in cost. The Summit plan (0.25% a month) does the opposite: it leaves the money in your hands the longest. The exact discount attached to each plan is set by the sales notice in force for your phase, so the real number has to come off the price sheet.
Is bank financing available?
There is a dedicated plan built on a mortgage (the Financed plan): the buyer funds 15% up to handover and the bank disburses 50%. The project’s financing bank is MB. The grace period on principal and the level of interest support are not published in the documents we hold.
How much is the reservation deposit, and is it refundable?
The kick-off file records a 50 million VND expression-of-interest payment, but later notices carry different amounts depending on the phase, and the refund conditions are not stated anywhere in the file. Ask us for the notice actually in force on the day you reserve — do not transfer money against a figure you read online.
